We believe that we can add value instantly by increasing the online presence of the property.Even at the high vacancy rate, creative financing on down payment, and with accounting for property management and cleaning costs (which we plan to pay ourselves to do, but may want to outsource later if able), the cabins at their current rent price will cashflow, according to the actual NOI formula above, so we are feeling pretty confident in the purchase even if the value add play doesn't work out.

Jay and I got along incredibly well and I also provided value for his gaps - I could underwrite (confidently given my 1-on-1 coaching now) and create processes while he loved being on-site and meeting brokers.We've been partners for almost a year now and after many hours of chatting through business priorities, spending a ton of money on education + outsourcing, and many flights attending events together and on our own to grow our network, we've had a good year.I didn't think there was a common theme here but after writing all of it out, there is indeed a similar thread.

I know it is not the best possible deal, but when one calculates marketing, finding the deal, rehab, finding a tenant, etc....in this age of outsourcing everything...it is kind of appealing.

It can be a hassle dealing with buyers of your flip properties and is something that is easily outsourced if you want to focus on finding new properties or are doing the rehab work yourself.
