They've never specified it needs to be a one-year lease, but that is typically what I have anyway.I'm still a "small potatoes" REI gal but, out of the 9 tenants I've had, only one was really bad (10ish %). 

It's small potatoes in the grand scheme of things but it is very much against AirBnB's terms of service to do an outside transaction.
