Fast forward to 2024, while Miami may not offer the 10% gross yields it once did, there are still numerous regions across the US where real estate investment yields are significantly more lucrative than those in the EU.

While seller financing offers numerous advantages, including tax benefits and continued income for heirs, it seems he's set on selling for cash.

I mentioned in a thread a week ago that I had done this numerous times.

Sometimes it's ambiguous, but even then, why should I bother with the company that has numerous unresolved lawsuits, versus another company that is virtually the same but has none.

Get your feet wet and then decide if you want to move into other projects or if you want to stick with the easier properties.  

@Justin Goodin Why can't you answer the simple question you've been asked numerous times.

I've gone through eviction court proceedings, ran thousands of background/credit checks for application, made numerous leases, dealt with repairs and whole house renovations when a few tenants nearly destroyed properties, and worked with property management companies on the HOA units. 

This is an expensive process (water attorneys and water engineers) and your right would be very junior (you would only be allowed to take water in very wet years).

After doing numerous internet searches, it does not come up in any fashion under my name - and this guy somehow got it.
