No one can mitigate all risk, but I would rather have a chance at being wealthy earlier in life using debt (its what the FED does, and no matter what you think about it, or how you think it is going to end, if they flame out, I could care less if you own you property free and clear we are all in deep doo doo).If you use debt to no more than 70-75% LTV, in todays market, we could still have a correction and you would have an equity cushion.

It's no more or less exciting/interesting that any business venture I might start, and in many respects, I think I like it less than other things I've done career-wise.That said, one of the things I do like about real estate specifically, is that there's so much to know/learn that I always have the option to try something new or put another twist on what I'm already doing.

Additional earnest money could be made say as $5,000 quarterly (initially 5 at the contract plus 4 more payments gives them 10% down....roughly).Payments are "paid out of closing" credited to the purchase price and non-refundable paid to you.To give the buyer a warm fuzzy feeling, give them the "first right of refusal" in the sale contract over the contract term.You can also put in the sale contract that it will be extended as necessary for lending requirements, say no more than 60 days, this gives them one year plus to ensure funds to close as any lending requirement to be met so long as they have a commitment.You need to tell your lender that you will be leasing the property as they will be getting a new policy from the agent.

I agree with all of you I will just go ahead and pay what I would have paid the other landscaper. no more no less.I will also at this point forward separate any types of further arrangements.something just seems very insincere about waiting 5 months to ask me for back pay.If I had worked out an arrangement I would have done some quality control, inspections we would have talked about expectations and I would have held him accountable but it was my error and now I will have to pay. but I will no longer use him.
