Hi @Matt Ryan  I usually have a little useful welcome gift to new renters.... either some smoke detector batteries and a couple light bulbs, or a few cleaning supplies.

Make sure you have the appropriate smoke detectors and carbon monoxide detectors.

But there is no way to avoid it - the tenant complained to the building department, and the building department says we MUST install an owner's meter, rather than simply changing the bulb over to a motion detector battery operated light.

FHA has a lot of requirements for safety and habitability such as flooring, smoke detectors, railings, etc.  

In 2017, their target was to raise rates at least 3 times, and with the latest March announcement, the wheel is already in motion, as the rates were raised from 0.75% to 1.00%.

Keep service on for that reason so smoke detectors and stuff all stays in working order. and yes you will lose funds.. that is why you file as soon as you can.. 

she's now in default of ordered payments. starting with motion for relief.
