As I have gotten older I have started to focus more on my balance sheet vs cash flow, which also matches my real estate investment strategy.

The BP community of course naturally gravitates to fixed rate long-term debt on real assets as probably the safest way to use leverage to build wealth. 

The seller becomes the bank and pays capital gains one time on the downpayment (which keeps it low to make sense for them) and then also monthly on the payments (also incentivized to just match how much he wants a month).

The bigger REIAs out there have many sub groups that may specialize in fix and flips, landlords, notes, or somewhere in between.
