Definitely call up some operators in your area to get a better sense of the market. 

I would say ads are better than cold calling as its inbound vs outbound marketing and most people do not like to be called.

Two years later, my units are 95% occupied, I am under contract to pick up a multifamily property, a new casino is coming to town and a couple thousands jobs are coming.I am not convinced Danville will ever become an emerging market but it does seems to be a consistent performer. 

I’m especially drawn to the dynamics of this market, from assessing the risks and rewards to understanding the rehabilitation process.

There is a similar home on the market with seller financing 977 Jasmine Ln, Florence, SC 29501 that sold in October 2023 for $345K.

Basically they want to make sure you are not pulling it off the market to get the tenants out and then placing new tenants.

I'm curious how fellow investors are thinking about this scenario.If mass job displacement occurs:How would rental markets respond when income stability vanishes?
