What methods of fianncing have you been usuing to grow your portfolio?

I have actually managed to save up enough for multiple down payments around 20% as i have been here for 5+ years and not been able to qualify for credit (due to history length) so i have been pursuing the 20% conventional method initially. 

For seasoned investors in Cincinnati, what does this realistically allow me to consider, if thinking about the BRRRR method or other strategies?

For notices, contact her through her normal method, but also post a notice on the house AND send a registered letter to the last known address.

Which method(s) have you found beneficial or that you are keen on? 

Not a huge deal in my opinion and it may open the doors for more negotiations if i need to find other financing methods.

I am looking at a few properties in Colorado Springs and Manitou area but came across something in Pueblo West (new to the Pueblo market) that I would like to do the BRRRR method on.

The easiest way to do this outside of some sort of scraping tool (which i recommend digging into), is to develop a solid list of ways to look for deals (not just zillow or mls), and then develop a super specific buy box, then just create custom filters with notifications where applicable, you can also use a VA to look through the various acquisition methods and send you a vetted list every day. 

I personally am impressed by both Jack and Seth and I know the methods they teach work because several members of my group have had success with raw land investing using these methods as well as methods from the other programs available.

Thats the beauty of the nomad method.
