Just wondering if there are good internet guides out there to help new investors understand steps in renovations and lay out scopes of work and materials needed so we don't miss anything?  

I will say the first few years will be waiting on the appreciation to take hold, but then after that, you have more options. 

Sadly there is so little inventory that many are simply trying to last as long as possible and wait for the constable to tell them that the moving trucks are here for them. 

If you’re moving here from out of town, I recommend scheduling your DMV appointment early to switch your license – we didn’t, and the wait ended up being months long!

If there was, everyone would be waiting for that time. 

BRRRRs usually provide better returns, but you need to have the stomach to wait and take on more risk.

In todays environment with higher interest rates there are less buyers in the market than a few years ago so waiting several years until rates drop to a more palatable range could lead to much higher returns.
