Start by connecting with a knowledgeable real estate agent, property manager, and contractors.

I would just ask lots of questions and determine your advantages (time, money, knowledge, etc.) before deciding on an investment strategy.  

I know what the rents should be for each of the units (2 vacant and 1 significantly under market), the taxes are listed on the MLS, I’m familiar with the water/sewer costs in close proximity to this building, and I know what percentage to use for my Vacancy, CapEx, and repairs and maintenance based on my knowledge of the local market.

My concern is whether the city could deny permits for these modifications, such as removing walls or converting a garage, or if they are mainly just concerned with safety and habitability.

@Bruce Lynn is more knowledgeable than me, but I’m seeing some interesting properties.

Currently working to gain capital as I educate myself and seek knowledge through every possible avenue.

Ideally, you'd want closer to $40k-$50k to feel truly comfortable and have a safety net for your first investment property.

If you’re weighing a move.. be it a 1031 exchange in Oregon or locking in a promising rental in Phoenix.. just remember that the right local knowledge, strong relationships, and a willingness to adapt can set you up for something more than just another line item on your spreadsheet.
