Money Markets are paying less than 2% interest and you need at least 2% to break-even after inflation so refinancing and holding onto cash is not financially intelligent. 

Also, maybe one of your donors would be willing to lend money for the flip if presented in an intelligent manner, and would do it as a donation.

That is a point of negotiation as the interest to both parties can be different, but a seller who demands that no discount is applied is predatory dealing, no intelligent person lends money without interest or other benefit and asking to do so just isn't accepted practice.
