There is a reason why PMs exist and why they manage based on location.I'm not sure how often you're flying to Detroit and checking up on your properties but having someone do consistent walk-throughs at least three times a year is incredibly important.

It's got to be incredibly minimal based on this completely inaccurate take on the behavior of Section 8 tenants.

I would not trust random people on the internet  LOLmy guess though is you do.. their might be a few states were you don't need a license but not many if any is my thought on it.  

If anyone has referrals or knows of reliable channels (like Google or specific websites) for finding licensed contractors in the High Point/Jamestown/Greensboro area, I would really appreciate your input.Also, any helpful tips and experiences related to construction, dealing with appraisals, titles, and refinancing would be incredibly valuable.
