@Devon ShivesFrom my experience, If you're considering a cash-out refinance, negotiate for a smaller amount to keep the increase in your mortgage payment manageable.

-As far as trying to sell land with no access, sometimes I've sold those to neighbors who want to increase their acreage, or utility companies, cities or other public entities who could use the piece for whatever reason.

When cap rates increase you have to have an impact on NOI great enough to overcome the cap rate adjustment plus a profit. 

It's based on the purchase price and will not include any improvements, reno, or increase in value since the purchase.

If your rental income increases faster than inflation, you will have the additional dollars you need to pay inflated prices.

As home prices or interest rates increase, fewer people can afford to purchase homes, forcing them to rent.

Utah has some of the cheapest tax and insurance rates, but their rent to price ratio is horrible and rents don't keep up with housing increases like they do here. 

There are some locations to stay away from but almost every single sub market of KC has value and increasing rents.

This is becoming more true for government employees clearly given the recent "Use It" act which will require 400,000 government employees to go from a remote to a hybrid role which started in January of 2024 and will continue to ramp up as time goes on (Source 1, Source 2)This trend will continue as companies realize more increasingly they need to be at least hybrid to be competitive.
