That will be an issue if you change it to try and make it contingent on financing.

I don't know how you uphold your fiduciary duties while wholesaling without running into ethics issues.

Ran into a similar issue as you back in 2021 when I was living in San Francisco.

This may be because (1) until recently interest rates were trending lower so if the lender is getting a higher rate on subject note than he can obtain on new note there’s no monetary incentive to call the note (2) in the past technology did not exist to identify the property transfers (ten years ago county recording docs were not online) and (3) the lenders rather collect payments than own property.  

No more messing around.If they get out without issue, fix and clean whatever was done and thank your lucky stars you got out with minimal problems.

The only issue is of course it will be expensive to bring a photographer 3-4 times!

Otherwise you will quickly run into scaling issues.  

This is in large part a neighbor to neighbor issue.

Make sure the condo is FHA-approved, allows rentals, and has no financial issues before committing.
