Keep looking, but be prepared for higher interest rates with maybe maximum of 65% loan amounts (hopefully more though).

As you gain more experience in market you will be able to get higher leverage 85% LTC, 90% LTC, 93% LTC, etc

My company now just me and two staff and we are about 20 mil in short term JV deals with higher profits and what most would think is higher risk. 

You can most likely still get a loan but it would be a low LTV and higher rate, especially with little income some SS. 

Sometimes paying a premium on a home also guarantees a higher demand in the neighborhood and with that may come a higher demand for a rental as well.  

You have to watch out for properties that hit 1% or higher, but have cap ex and tenant issues.

That has informed us for this year's trip, and we'll be staying in Langosta/Tamarindo, Potrero/Flamingo, and Hermosa (Guanacaste not Jaco).Of course, there are tons of beautiful places in CR, and the better climate (read: less hot) is found at higher elevations. 

The higher credit, higher income, gainfully employed S8 tenants are choosy about where they live and do not want to live in a bad, high crime area.By buying in an area that appeals to high quality S8 tenants, the arbitrage that you might see between S8 being higher than market might disappear.So that being said, it’s more important to lead by location than strategy.Happy to talk further if you like.
