In the same token I go on the low end for rents to stay conservative.

If you have large debt with a high interest rate, I would consider paying that off before getting started investing in real estate. 

At the end of the summer of 2024, finally got permits approved. 

Unless they are on the poorer end renting furniture from Rent-a-Center they aren't likely wanting to pay to rent someone else's furniture.

I definitely think in my area, many of the good opportunities I could qualify for with my income would have pretty high rehab needs before they're rentable, so it's good to hear where you would start out instead.

There are people who buy a longer term (12 months or more ) OPTION giving them a RIGHT to purchase a subject property, at a certain price, within a certain amount of time, and attempt to either sell the option for a higher price or close on a simultaneous purchase and sale to an end buyer paying a higher price.
