That's not to say you can't find investors looking to park money for the long haul.  

That type of buyer is usually in for the long haul and the income so they don't play mind games with appreciation nor do they usually refinance.  

It may take anywhere from 3 to 36 months before that time, so be in it for the long haul.

I'm in the Olympia, WA area but I've been toying with investing in Spokane for a number of reasons.

Since I'm in it for the long haul, I'm planning on mostly sticking to the Shawnee, Lenexa, Prairie Village, and Overland Park areas in B+ to A- areas. 

To solve this, get as much liability protection as you can on your auto's / home / toys / followed up by at least a 1 million dollar umbrella if not more.
