Say a well established national REI has a free CRM tool or a cheap website service....what's to stop them from just harvesting all your data from your squeeze page or contact list?

There's advanced strategies like capital gains harvesting or IRA conversion ladders that become available to you but I think these often get overlooked.

Second, if you're constantly refinancing (or "harvesting your equity", what a stupid term), that's like being a minority partner in a business, buying yourself a majority stake, then selling back to your partner so you can buy another business while still managing the first.Maybe this stuff works for rehabbers or whoever, but it seems counterintuitive for long term landlords.
