I doubt you could force the buyer without the mtg being released, in spite of any indemnification offered I’d be talking to state/fed lending regulatory agencies about Midland’s refusal to record a satisfaction in a timely manner.

I went ahead and addressed the issue - rather than jumping straight to a threat towards eviction with a notice to comply, I sent a simple text message first asking them to get the car off the grass, and to get the other vehicle moved within two weeks.
