I listened the other day to an hour long video session with Gene Trowbridge ( has been in syndication over 30 years).At one point I think he said he had about 850 K1 investors on his syndicates.

If you want higher returns but also more possibility of turnover Germantown (but that market is a bit overheated) and other university areas, Phoenix hill (1 or 2 bed/ 1 bath duplexes with good rents) or Smaller SFRs in Crescent Hill, condos near old Henry/ Shelbyville/Brownsboro/Westport exits on the Gene Snyder.

@Gene MarcowkaI personally use the Quickbooks software currently due to switching to an all MAC platform, but the experience I have had with quicken was not the greatest ( especially at tax time).

Register it as a public offeringYou can look up more info about one of exemptions and "Private placement" by reading the reg D, rule 506.I learned a lot from Gene Trowbridge and Kim Lisa Taylor who specialize in REI, securities law, private placement offerings etc.
