Other reasons could be related to title or physical defects (i.e. foundation issues).

Since you're just starting, the best approach is to focus on learning and networking while planning your first project.Watching videos is a great foundation, but hands-on experience is where you’ll really grow.

Do not think you can just start an investment company with 15k (that is reserves only on one property).Work for the next couple of years while you all learn and use your skills to help build the foundation of a future company and leverage your relationship with the alumni to see some of his properties and learn.

It seems to me though that any project I have built in the last few years require detention regardless of being in the flood plane.

NJ also now requires landlords with homes built before 1978 to get a lead-based paint inspection before a new tenant moves in.
