Is there any danger in having someone live there and not formally added them to the lease?

Also I see different initiating actions such as informal, formal, and voluntary statment, Filing of will of deceased no petition.

As a newbie  investor (at the ripe young age of 61), I'm formalizing my goals at 1,3,5 and 10 year increments - so your post title hooked me!

Wasn't until formal property survey resulted in obvious problems with legal description that seller abruptly "cancel's" the sale stating their need to "fix the property description issues". 

I've even looked up properties on my local tax assessor's website to find homes with different mailing addresses to get a feel for (what I believe) I would be doing on the daily to find deals.Today, I was driving around my area and found a house that looked vacant and abandoned; tall grass, bordered up windows..

This half would leave the master bedroom, formal living room, and formal dining room with the master bathroom and sitting space.

If you don't have anyone you're that close to, perhaps you can find someone that you know/like that will allow you to sublet part of their house for 2 months with a formal lease document (so they don't throw you out when they're sick of hearing crying kids :) ). 

Then fire her for the stupid plan of "well lets wait until the end of the month and see if he pays or leaves"....that's straight up lazy PM work....no excuses for a very passive approach to tenant that you have evicted before.Start the eviction ASAP....best case they leave based on that..... don't start with cash for keys as it kills all your leverage....you can always use that strategy later, but you cant take back the time you wasted before you started the formal eviction process....that should start at day one of issues, since you can always cancel it our change course before it goes to court etc
