I filed a claim.Claim adjuster came out, fire department came out to log it and an investigator that works for a law firm representing the insurance company "Loyd's of London.  

@Tom S.Thank you for the great advice, I will definitely make sure the inspectors check against the code book, its a duplex listed at 69k currently but foreclosure company seems eager to be rid of it, so the price should be fairly flexible.

A CPA I knew who was a partner  in one of the largest international accounting firms was aways “straight up” in any advice he gave his clients.  

His attorney said in order to provide a clear title, the seller would have to hire a law firm that was willing/able to do extensive research into heirs, and get them to sign off/away any rights they might have.

Consider roles like property management, real estate brokerage, or project management at a development firm to build up more industry experience.

I’m eager to hear from those with firsthand experience. 

But, you have to adjust something if you want things to be different going forward.I suppose you can stand firm and hold out for the person that aligns perfectly with your criteria.
