If you are not starting from a very strong financial position and you do not have the ability to quickly stockpile cash quickly from other means then I definitely agree with that statement from the book.

Stanley - I would suggest that you go have 3-5 conversations with lenders and understand how much they are willing to lend to you given your financial situation.

When you do not have the financial support this is the best way to start. 

If house hacking new jersey is a possibility for you I will let you know in most cases it will be financially more beneficially than just about any out of state option.
