DonAnswer questions like "what state should I invest in" or "what do I do with a tenant not paying" or my favorite "how do I transfer my home into a llc" which literally has been asked more times than a school bus of 10,000 kids on a trip asking "are we there yet". 

Or how you had some crazy tenant that the only way to get them out was paying them with a gift card to the liquor store? 

My team and I have been testing a few options since January and the favorite by far has been Monarch Money.  

Someone told me to treat the transfer as 1 for 1, and then treat the 2nd lot separately as a gift donation. 

Was gifted down payment and received conventional loan.
