Some of these things I have known about and have been dealing with, a few of the others have just come to light this week, thanks to an angry ex-wife.I have done almost daily inspections, filed comply of vacate letters, sent text after text, and I'm just hoping for a smooth transition without having to evict.

Here's what I set aside per unit:Taxes: ~ $100 per monthTurnover expense: 3.5% GSRWater/Sewer/Trash: $30-$45 per monthMaintenance: 12%Cap Ex: 2.5%Overhead: 1%Insurance: ~$25/mo.Debt service (100% leveraged): $350-$400EVERYTHING ABOVE is increased by 10% to account for vacancyAll told, each unit still cash flows between $100 and $200 per month.These are B-/C+ small MF properties.Note I do not pay for management as I self-manage, but that is offset by the increased debt service created by the 100% leverage.

Its my first home and has done better each year , I bought it 4 years ago for 388k valued now at 615k , I'm finally at a place where I could move out and have some positive cashflow , kinda not if we are taking 5% vacancy 5% repairs , 10% cap ex and management fees, but If i solely move out and self manage it will create positive cashflow unless unforseen cap ex .
