Their fees should get assessed back to the unit.If the CCR/Bylaws permit you to fine the unit owners I would send a letter stating, the board has voted to assess a $25 penalty per day beginning April 23, 2023 and continuing every day until proof of insurance is received.

Every day I wake up to look at Google News and there is at least one article about Foreclosure, or Fixed Income Tenant can't stay where they have been from before the Covid or the Widow who has lived in the 2/1 house for 50 years cannot pay the increases in Property Tax, Home Owner's Insurance, Lights, Water and everything else.

It's landlord friendly, taxes are around 1%, insurance is affordable, numbers are getting better every day and I would say on average you can buy rentals at around a 7% cap rate.
