Have you looked into converting to a mid term rental?

The fact that the sponsor can unilaterally convert the notes to equity furthers that bad taste.  

Start small, learn to manage and operate, then you can see where you are eventually in the viability of firing your boss.

Hourly consultation is preferred, and the ability to eventually draw up the docs.

The reverse process of converting an investment property into a primary residence also has some similar benefits of converting taxed gain into tax free gain.
