The stresses a house goes under are different depending on the location, weather, type of construction, and tons of other factors. 

Those are some very different markets you listed.

Some company paystubs have specific characteristics that are embedded in the document that make them a bit different.

So, when investing in areas they don’t really know, investors should research the different property Class submarkets.

My advice for you is different than everyone else. 2 years ago I was in your shoes.

I'll throw in my 2 cents on common differences I've seen in my career:CDFIs - Because of their subsidized financing structure, they have the ability to be a low cost lender (and sometimes provide grants).

This can easily happen when the person valuing the property does not account for differences in the subject property and those chosen as comparables.   

I see that kind of structure (maybe different splits or thresholds) with first time LPs - it's generally simpler and easier to understand.

If the structure on the property is determined to have no value, be careful when you consider paying the “value of the land”.The value of raw land is different than the value of land with an existing structure, even if the structure has no value.
