I'm writing this in December 2024, when every other question asked on the Bigger Pockets tax forum is about STRs.

The strategy that I recommend is going to differ from the responses that I see at the time I'm writing my response.1.

Start with BP but there are a few others out there you'll find and enjoy.

We currently have 23 single-family homes in the KC metro (120 bedrooms) utilizing this model and while its never boring - I really enjoy it and it's definitely a favorite way to invest in real estate to date.Have a few tips and tricks we've learned - send me a message if you have any questions.

Don't believe anything they say - believe everything that gets put in writing. 

I did my first long-term holds in Scranton after much research and have enjoyed a steady cash flow. 

@Katharina BormannHi Katharina, you need to put something in writing to the tenant with a reference to the lease clause to officiate the lease violation, as @Nathan Gesner mentioned.
