Right now we are over 2 months into it being fully occupied and we have a pretty good understanding of the operating cost.

Hey Stuart, the mid-market is a pretty hot and affordable.

There are pros and cons to every type but mobile homes are pretty unique. 

Guest mode is pretty cool once you get it setup.Super easy for Roku TV's and I won't have any other type of TV in the rentals. 

IMO killeen is a solid investment. just have to watch which areas you are getting into. there are some pretty rough areas near fort hood but killeen is great because it is close enough to austin and people commute from there to austin as well. with fort cavazos near by and the new samsung plant coming online in taylor, it is a solid choice with steady demand for MF.

For new investors, the BiggerPockets Rookie podcast is helpful because everyone is pretty new who is being interviewed.

@Elizabeth Ross - make sure you are familiar with South Bend - houses for under 100k in South Bend can typically be in pretty rough neighborhoods, so be sure to do your due diligence. 

For LA, I think you want to get the max bedrooms that you can given the space because the rents are going to be pretty juicy if done right.
