If there were a lender offering terms a mile ahead of the industry, the rest of the industry would have no business, unless said company was horrible at marketing.But I haven't heard of them, but that should hold much weight, as it seems a new DSCR lender hits the scene weekly at this point.

Also agree with @James Wise that it will get rid of the dead weight (we started doing that at our boutique brokerage anyway this year).

As someone dreaming of passive income, I’m looking for guidance on creative financing options for my first property.

I would like to be able to find more wholesale deals, flips, and build a buyers list that we either help them find investment properties or people that want us to find them a home and make it into their dream home (property brothers style).  

If you can believe they will rise 10% then sell your cheaper primary today and buy the dream primary.

The problem is these aren't people with the balance sheets or experience to do so effectively just enough money to dream big and  be taught bad and misleading practices on how to raise capital.

They are worth their weight in gold when the rubber hits the road.

I'll get some price estimates and weight out my options.
