I was fitting this into an awkward schedule.The Facebook group was welcoming and fun to lurk and read posts, getting a feel for the community.Contracts in the document library were great – but overwhelming (you’ll see this phrase a lot)This was a main value for me – hiring lawyers to write contracts without knowing potential pitfalls or where I could/could not protect myself was a major concern.These contracts are worth the price of admission and only available w/in community.These contracts cover Joint Ventures (JVs) between parties, Creative Deals and non-creative deals, WRAPs, RVs, Automobiles, Leas Options, Wholesale Assignments, Hybrid docs and more.I haven’t actually gone through all of them yet.Tens of Thousands of dollars have been spent refining these contracts and just having access to this library was worth the price.

Another thing be prepared to spend rehab dollars to fix it up for rent or resale after foreclosing.My experience for average tax deed rehab for rent is $5-15K. rent for $900-$1000/month.winning bid amount $14-32K.Rehab cost for sale; cost between $25-92K , sale for $90-250K, winning bid amount $15-60K.

It will cost you to access/use it.100% equity means you are paying full price for the property.  20% equity means you are buying a property worth 5 times what you are paying for it.As your equity increases from appreciation, it increases 1 dollar for every 1 dollar of appreciation...which means the equity is losing value.If you take all your cash and buy one property all cash, you get one property and one source of CF.If you take the same cash, at 20% DP, you can buy 5 properties...meaning you have a total PV 5 times more than an all cash deal.
