If you’re not comfortable with your analysis and still want to pursue the purchase, I would recommend engaging the services of a real estate consultant holding the CRE designation and paying them for a short form report.   

Once you know who your tenants will be, you can answer the property question on several levels, not only SF vs MF, but also location, size, features etcIf you design a car, you start by thinking about your target audience and what they want.

Short-term rental guests love entertainment, so consider adding features that make your property more appealing.
