if you have not signed a listing agreement .. you are not obligated to pay any commission to anyone.you just sign the deal with a counter offer.1. closing to be at your 2 year anniversary2. the purchase price is net to you.. if the buyer wants to pay commissions that's his poragative.you can simply take the contract to a local attorney and have them prepare the counter if you unsure or unable to do it yourself.

(I would be surprised if that is not the same elsewhere)Either way, you should be able to sell the agent on the fact that by allowing you to be present, he/she will shorten the negotiating period by removing all the back and forth of a contract offer and counter offer and having it all done in one sitting.Regarding letting the interest accrue, make sure to set a reasonable deadline for the refi or sale timeframe.

The agent deserves to get paid IF the Buyer signed a contract.Consider a counter offer that removes the fee or, lowers the purchase price by the fee amount.oh and please check with a resource in your location as the laws vary.
