@Jonathan Pflueger from the feedback so far I felt what I have in mind might be more on the lifestyle purchase side rather than investment returns.

Knowledge is all you need to make the right decisions in life.Get focused, work hard, adjust your life style accordingly and dig deep.

Maybe a quick phone call would work but Tim is a busy guy, I would be conscious of taking up too much time.

My issue-situation-question is this: Because we have made REI our goal, with a plan for a lifestyle change, business objectives , and everything, we are online every day looking for and analyzing deals [as you can see I upgraded my BP account to have full access to the calculators!!!

She is beginning to cash out/sell some of her properties, but is very conscious of minimizing the taxes she will have to pay.  

Sold 3 last year, but extended one closing to this year for tax reasons.If not exchanging, she just won't be able to sell all in 1 calendar year and be tax conscious at the same time. 

If you are under the age of 23 I would say not to go for it unless you are totally and completely ready for this huge change in your lifestyle.
