I have some lined up but will need more so I appreciate all the feedback/concerns as I start to shop it around. 

You want to stay in the loop, know what's happening at your property, and address any concerns pronto.

I plan to leave them enough that they can afford to buy a house or start a nest egg, but I am not leaving large sums to them.

So, if you're concerned about Socialism taking hold, diversifying your portfolio by including real estate may offer protection and help you sleep better at night.

I do not hold any actual real estate because I did not want to be concerned with being less fluid.

Yup half of these ideas are OLD NEWS  I never equate Texas and low tax's LOL also my concern with build to rent subdivisions is not the rent or the first 3 to 5 years but the exit in 7 to 10 years which is average hold time for investors.. 

So what do you do with the houses - leave them vacant?

Then they would pass us and leave without further ado. 

I think it's ridiculous to pay a tenant to leave, but it makes sense in places like California.

However, a lot of concerns can be mitigated with looking at their past rental behavior in a lot of different settings.
