Owner occ developments there is no value associated to the income approach so these props generally speaking will appreciate a lot more as the neighborhoods are much more desirable. builders the last thing they want to do is sell to investors if they are creating owner occupied communities.. rentals degrade the neighborhood and they will be sabotaging their own values to allow a bunch of investors to buy and rent out in their communities.So when you buy new builds keep in mind if its a build to rent community they will NOT appreciate like owner occupied neighborhoods.. might be best to find something already 3 to 5 years old where the stigma of renters dies down.. that would be best to protect your investment.

Maybe also consider if they are "good people" that work in the community and just want a safe place to raise their family. 

Too many people will put something like "Downtown Condo" when the guest is well aware they are already looking at downtown condos.

I would love advice from the community on this issue.  

The vast majority of new construction, especially in Denver metro and the surrounding communities, has been multifamily and townhomes.

That said, tenants sometimes push for alternative solutions, as in your case.Here’s what I’d suggest:Broaden Your Marketing ApproachFebruary and March can be slow months for leasing in family-oriented communities, but it’s not impossible.

I am currently going to community college as well as in the process of getting my real estate license.
