I won't take the deed for 10 days + after the sale anyway, so the worst case is I forfeit the sale if the lien is legitimate and substantial.

If he changes his mind and does not want the unit, or can't move in on the agreed upon date, then he forfeits the full deposit and i rent to someone else.It worked for me and I did not mind holding the property for 2 weeks until he could pay me the first full months rent with certified funds.

Meaning, if the tenant flakes out and leaves owing late fees those are forfeit and not paid out to the PM from the deposit or anything like that.I didn't feel great about it at first, but I have a class C complex and I've come to understand how much door knocking, negotiating and cajoling ends up happening to get some of the rents.
