The new wholesaler, while well-intentioned, caused all of this by trying to broker a deal on the internet with no experience, by not vetting the title company to make sure they were real, by not knowing what they were doing, and by tying up that seller's property with no plan or expertise to get it sold.

Be respectful to the inspector and apologetic for the troubles the tenant has caused them and the neighbors.

If that supply exceeds demand, you'll see prices soften, which will cause even more concern.

If the real property is in CA, you're definitely doing business in CA.Most likely the state where the property is located is where lawsuits would be brought if they are something for personal injury like a trip and fall or something of that nature because the “cause of action” arose in that state.

Doing this would likely render your SDIRA invalid and could cause all kinds of trouble like taxation/penalties etc.   

They are selling you a bone with very little meat on it and ppl take it cause it's that hard to get into something there. 

Its caused a few moments of unease, and its still a work in progress.

My personal investments are split into multiple LLCs, each with their own bank accounts, and it doesn't cause any problems.

That may cause you some restoration work if it is going through a finished basement.
