Basically catch up all the back payments the seller owes to stop the sale and make their payment until you refi. 

I think most will at least catch the really bad stuff.

Sellers won't sell if they don't get what they expect, they just stay put and wait for the market to catch up (except 2008, when they were forced to sell).
