I dug into the values and called many brokers who knew the areas and they laughed at each valuation PPR gave to the underlying house.

How do you keep your listing fresh and appealing to attract new guests? Any tips on updating photos or descriptions effectively?

I would recommend to all that they build a STRONG relationship with a Realtor/Broker or several Realtors, because  2.Downloaded a list of multi family owners from Listsource.com - You can get this from a Broker who can run a list of non-owner occupied properties, this features the number of beds and baths and from which you can build a mailer and network. 3.

One thing I will say if you find the right people to bring you these deals that are off market, you can find 1% in any location if you are willing to put in the work and find good real estate agents/brokers and take on any problems other people do not want to deal with.

However, the real education is at the Broker/Owner retreat, available only for Broker/Owners.

I have taken my real estate agent course work and plan to take the exam and sign on with a low cost broker to handle my own transactions.

If you’re not a NAR member - for example a commercial broker - you’re not subject to NAR rules.That being said, what you post is more important than the disclosure.  

I would add a suggestion to work with a NAR certified international buyers representative and a licensed realtor in the state of Quintana Roo, ask the agent to send you his license unfortunately very few brokers here are licensed.
