Oregon has from what I understand very inexpensive power because its all coming from Hydo form the Columbia rivers 25 dams.. with the Grand Coulee being the largest.Its one reason you have many server farms in central Washington and in Oregon.

In fact I have a co worker that once they start rebuilding the Lock and dams on the Illinois river, (I think) he is heading south for 5+years I guess.

At that time only 5% of the buyers could buy the average price house and when the lenders started to raise loan rates the dam broke because that low 5% number went even lower thus an instant buyers market for qualified buyers, and falling prices for sellers.

In the case of the consumers that most chattel lending for purchase money on manufactured homes serves, many lawmakers and regulators believe those consumers belong in Section 8 housing, and that sellers of lower cost manufactured homes and lenders on these homes are evil people leading these "undereducated consumers" (not my words) into making poor decisions.Now that the "dam" has broken, it will not take long before these decisions are applied to our industry as well.

LOL.If you drive over the dam at Wildwood and go to the last right to enter that was the 5th phase we bought that out of bankruptcy in 1985 ish.. took 4 years to get approved I did the first Mello Roos in Nevada county... we got it all entitled and lots ready to build I had them all reserved on a Pink and the war and earthquake hit and I did not CLOSE a single escrow  talk about devastated..
