If you've lived in your town or city for 5 or 10 or 20 years, you will know things about it I can never know and thus you have a distinct advantage over me when it comes to investing - you know what a good price is, what a bad neighborhood is, what house looks good on paper but is underneath the airport flight path, and so on. 

In same token I am one who calls out bad advice if it’s my opinion and recommend you do the same.

In the last 2 years we have had two different properties where tenants left a bad flea problem behind, and it's a PITA to get them gone because you have to spray multiple times and vacuum everywhere multiple times. 

Bad tenants are a part of the business and a cost.

I thought Florida was bad.  

This might be a rookie mindset is it bad I don't care for cash-flow at the moment in my eyes if someone helping me pay down my mortgage and build equity I'm okay with that.

It might not cashflow well as a rental/because it's a single family but if you can make it break even for the time being with a tenant, not a bad option as well.

Even then there’s going to be your customary “bad boy carveouts”.

It wasn't the market, it was my mindset.Getting out of analysis paralysis takes confidence, and confidence comes from being around other investors, learning from their experiences, and getting real feedback—good and bad.
