If you choose to work with an attorney for your 1031 whose experience is limited to a few 1031s a year (even though they may have a vast real estate background) you'll likely not get the economies of scale and a competitive price for your 1031.

in Sojac these days its pretty much landlord dominated and values only track what a landlord is willing to pay for a given cash flow exit is very limited there is not much in the way of owner occ their anymore.when i first started lending in Jackson about 2003 there was a ton of owner occ flipping going on in sojac and thats all we did.. then the lending rules tightened in that area and the only exit became to sell to landlords and mainly out of state landlords as there simply is not enough local landlords to take up the inventory that has become available there.

When we sent them our lease to review, they backed out saying we asked a lot of personal questions during the background check and after looking at the lease we should consider what kind of landlords we want to be.

Honestly, most of the companies that back DSCR loans are "investment bankers" that don't have formal credit backgrounds, so I'm not sure if I would trust them if they say they don't report.
