I would automate everything: keyless check-in, remote video moniotoring (outside the property), automated HVAC controls etc.

This isn't the sexy part of investing in real estate, running numbers and leveraging debt and automating rent collection, not by a long shot.

I want to buy houses, sell houses, and once it gets big enough and automated enough I'd like to manage the properties in the "company portfolio". 

I also like that they send out automated emails for reference checks.

Both are short-term positions as I am a trader of those instruments.

Because the way how many jobs are being eliminated every month due to automation and companies choosing to phase out certain jobs to reduce expenses.....I wouldn’t be looking to living a high lifestyle with just a job.

We use Mojo accross our property management firm here in a Chicago and Suburbs and it automates all the calls to viewings using a screening system with questions you create. 

What do you mean deal "upsides" I was thinking of putting in some simple home automation to raise rent.
