Hey Dale,So the best way to find some GAP funding is to look for private investors either in your area or that you know that would help.

The key is making sure you’re comfortable with any short-term negative cash flow and have a solid plan for how that property will perform over time.We work with a lot of Bay Area investors who purchase in Boise for this exact reason.

And while nothing is foolproof the most consistent method of finding good vendors is relying on OTHER real estate investors that have worked with those vendors.

What do you see as the biggest mistake new investors make.

I felt that it benifitted the community expanding the buyer pool and increased the value of all owner's property in that development both owner occupant and investor owners.
