Hi,I'm new to note investing and I am considering a JV arrangement to get my feet wet and learn more about the process. 

I've never had an emergency like this take more than a day or 2 to correct, even a replacement AC unit on the roof with a crane service needed can be arranged in a couple of days.

Your arrangement is not one I can see working out long term unless you had separate facilities & entrances on the other unit.

For those of you who may have entered into this sort of arrangement as well, any advice you can offer would be a huge help, too.

I've come across a couple of banks selling foreclosed properties through quitclaim deeds and am looking for advice on how I should proceed as this would be my first time dealing with this kind of purchase arrangement.

You told them you were going to leave, they counted on that and made other arrangements (i.e. renovations, new tenants, whatever).
