I use Buildium and I'm building out a database in Airtable. 

The challenge is the that you need to have a plan for the property that will allow you to improve rent collection, lower expenses or build the equity.

I was broke enough that I couldn't afford rent at my apartment, but fortunately my landlord didn't notice, thanks in part or in whole due to some substance abuse issues.Anyways, when visiting my mom in the neighborhood where I grew up, I had noticed this construction van at a house on our street.

You'll notice in new construction areas they tend to build the homes on a pyramid. 

It can be done for new build but not rehab since all rehabs are different. 

Build a team with all that time in the morning and and the time you have by walking up early etc. 

Apartments are the least ideal living situation for us, so what if we got stuck in a multifamily property we intended to just be in for a short time.

My ultimate goal is to build a portfolio of cash-flowing properties to achieve financial freedom.I’m currently seeking mentors who can guide me through this journey and help me avoid common pitfalls.
