Maybe in small town USA with few buyers FSBO would be open to negotiation. 

Or also telling me hey even though you like it this is not a good deal, or location, or whatever. 2w ago I messaged to see a property but they were out of town for two days and then I was. 10d ago I asked about seeing another property which wasn't available to look at until this week.

The property is in a prime location, close to Old Town Clovis, Fresno State, and outdoor activities.My debt-to-income (DTI) ratio is currently at 50%, but will drop to around 38% in April when my average income increases to $144k (its already there but for loan reasons it needs 2 years of tax returns)..

Just make sure you don't get a "fly by night" one or a company that moves into town just to get claims.

Final update.Project completed.Rented and Refi, this project as I mentioned is the first out of town investment we've purchased, I have uploaded final pictures I hope you like it.the deal when well, I had to leave more money in the deal that I wanted but over all a great experience, because we started with the BRRRR we fined contractors right away and we felt confidante and that give us the push we needed to purchase more, so now we are proud the report that we have 3 properties (4 doors, 1 duplex 2 houses) that all are rented and cash flowing well, and also one more under contract!!!!

There’s no town involvement when it comes to condo conversions.

Not sure if that will be an issue moving forward, but I saw when gas prices peaked about 10 years ago, it killed rentals in Little Elm...where everyone drove 30mins-1hr to work somewhere....that could happen with Forney, Heartland, Heath and Crandall and all the small towns around it in that area.
